Buying a home is the biggest financial decision that most people will ever make. We take it very seriously. As your agents, we will promise to help educate and guide you through the entire process. One of the wonderful things we offer our clients is a deep knowledge of the local market. We have over 30 year’s experience buying and selling properties in the greater DuBois area including residential, luxury, vacation, commercial and investment properties. The Buying Procedure:

  • Hire experienced agents.
    • We will meet with you, share information, and establish a game plan for meeting your goals. We will work with you and manage the entire Real Estate transaction from the beginning to the end, and then some.
  • Set up Pre-approval for financing.
    • It’s important to know you purchasing power. The pre-approval eliminates the guess work. It also shows the seller that you are an able buyer, which helps during negotiations.
  • Determining needs and wants.
    • Needs are things that you must have, wants are things that you would like to have. It’s important to know the difference when buying a home.
  • Narrowing the search.
    • Once we have determined your price range, and your wants and needs, its time to select the home(s) to tour.
  • Tour homes.
    • We take you through the homes so that you can make the determination as to whether they are a “yes,” “no,” or “maybe.” The “no’s,” we cross off the list, the “yes’s,” we look at in more detail, and the “maybe’s,” we talk about some more.
  • Preparing the offer
    • Once you have made a final decision as to which home you want to pursue, we sit down, discuss, and prepare a written offer. This offer will contain the price, terms, and any conditions that you prefer. We will then present this offer on your behalf.
  • Negotiating an agreement
    • There are times when the seller is reluctant to accept the offer. If this happens, we will negotiate on your behalf and try to get an agreement that is fair and acceptable to you.
  • Preparing for inspections and financing
    • Once we have an accepted offer, we will assist you in getting any inspections done, and moving ahead with you loan process.
  • Loan, Appraisal, and Mortgage commitment
    • At this time, you will move ahead with your loan application. The bank will hire an appraiser to do an appraisal of the home on your behalf. Once the appraisal is complete, and approved by the bank, they will issue a formal mortgage commitment letter to you.
  • Legal work by attorney
    • After mortgage commitment is granted, it’s time to hire an attorney to do your legal work. They will make sure the title is clear on the home, and prepare for closing the transaction.
  • Utilities and Insurance
    • As the closing date nears, you will need to line up insurance coverage on your new home, and also transfer the utilities into your name
  • Final walk through
    • Prior to the actual closing, we will take you through the home to make certain that the seller has moved everything out and things are in good shape.
  • Closing procedure
    • This usually takes place at the attorney’s office. You will be signing mortgage documents (lots of them), and other closing documents. After you sign everything, the attorney will record the deed at the courthouse.
  • Move in!!!
    • That’s it! You are the home owner! Move in! Congratulations!!!
